About the project
JMac delivered a purpose-built performance, arts and technology building at The Kooralbyn International School. Constructed on a steep hillside within an operating school campus, the three-storey building included a 318-seat performance space, classrooms, music rooms, art room, amenities, services, retaining elements and associated access works.
Scope
Construction of a purpose-built, three-storey performance, arts and technology centre building with a 318-seat performance space
Delivery of associated classrooms, music rooms, art room and amenities across a 1,350m2 building
Completion of more than 1,000m3 of fill and constructed two temporary access roads to support site access
Construction of foundations including bored piers and pad footings
Construction of structural block walls, including retaining wall elements, and structural steel roof framing
Installation of Colorbond roofing on spacers with insulation, Colorbond wall cladding and compressed fibre cement cladding
Delivery of mechanical, electrical, lighting, power and data services to suit operational requirements
Completion of internal fit out including plasterboard and glazed partitions, carpet tiles and vinyl flooring
Installation of a feature batten screen and glazed entry door to the main entry facade
Outcomes
- JMac delivered the project on time and within budget despite latent conditions, additional scope and challenging hillside terrain.
- The project was delivered within an operating school campus, with deliveries and site access coordinated around school drop-off and pick-up times.
- JMac provided constructability input through design meetings to support practical solutions for the site conditions.
- A tower crane was used for six months to support safe and efficient material movement across the steep site and reduce mobile crane access risks.
- Erosion and sediment controls helped manage hillside runoff, soil retention and environmental impacts within the school campus.
- Weekly subcontractor meetings supported coordination of site activities and helped achieve handover with minimal minor defects.
